Tips on Preparing your Home For Sale
If you are thinking of selling your home, first, look at your home through the eyes of the buyer.
Inside:
- De Personalize! Pack away photos, clear off counters and shelves
- Open the curtains and blinds, let the sun shine in. Window coverings, and windows should dusted and/or clean.
- Turn on all lights - day or night. Clean all light bulbs, light fixtures and chandeliers
- De-Clutter. Remove all clutter from each room to visually enlarge them. Remove unnecessary furniture, knick-knacks, hobby items, children's items, is necessary rent a storage unit
- Organize your closets and cabinets
- Light your fireplace during the winter
- Keep your home dusted and vacuumed
- Remove all smoke odors, pet odors, cooking, and odors resulting from hobbies. When possible, air out your home before the showing. Lightly spray room freshener or simmer a few drops of vanilla on stove
- Make sure that beds are made
- Bathrooms should be kept clean. Repair or replace broken tiles on walls, floors or in showers/tubs. Recaulk if the caulking is chipped and/or stained. Replace old shower curtain, put out a clean hand towel, fresh soap & soap dish, put commode lid down.
- Fix dripping faucets, remove rust stains from basins.
- The kitchen should be kept clean. Expand your counter space by removing small appliances.
- Shampoo all carpets and vacuum as necessary.
- First impressions: Make sure the front door, screen door, etc. open easily, If necessary, paint all entrance doors.
- Remove any excess extension cords and exposed wires
- Clean and shine all accessories (door knobs, knockers, lamps, mail boxes, address numbers, etc.)
- Paint inside walls with a neutral colored paint. Remove posters and adhesive from walls and doors and putty any holes resulting from nails or other mishaps.
- During Showing – Leave! Let the Realtor sell your home.
Outside
· Manicure landscaping. Mow, edge, and water lawn, trim hedges, weed and fertilize flower beds
· Keep driveway clean & free of parked cars, garbage cans, toys, and keep the garage door closed
· Repair or replace loose or damaged roof shingles
· Repair peeling paint or loose caulking on windows or other areas
· Eliminate insect or rodent pest odors |
